A state applies Table 7 only as its own rules adopt it; NBC 2016 was withdrawn on 30 April 2026 and some states still apply it by order. The fire service decides.

Minimums from the published table, not a design. A fire engineer sizes the system; the fire service approves it.

Quick answer

A building's fire water tank comes from one row of NBC 2016 Part 4 Table 7, picked by its use, height and floor area. Many buildings below 15 m need only a terrace tank of 5,000 to 25,000 litres. Offices, shops, hotels, hospitals and halls between 15 m and 24 m add an underground tank of 1,00,000 to 1,50,000 litres, while flats and schools of that height still need only a 25,000 litre terrace tank.

The largest rows are a five-star hotel (2,50,000 litres underground) and a mall with a cinema or food court (2,00,000 litres) at any height. Enter your building below for its row, the pump set and the source. Maharashtra is read from its own Schedule-I of 2023.

How the fire tank capacity is worked out, in 6 steps

  1. Fix the occupancy group

NBC 2016 Part 4 sorts buildings into groups: A-3 and A-4 for hostels and flats, A-5 hotels, B schools, C-1 hospitals, D assembly, E offices, F shops, G factories and H storage. Each group has its own rows.

  2. Measure height, floors and area

Take the height from ground level to the top floor's roof, count the floors including the ground floor, and note the covered area of the largest floor. Hotels, shops, hospitals, storage and factories change rows by area as well as height.

  3. Find the row

Read the row whose height band and area band hold your building. The row gives the underground static tank, the terrace tank and the risers, sprinklers and alarms that go with them.

  4. Add the basement top-up

In the rows below 15 m, a basement over 200 m² adds 5,000 litres to the terrace tank and 450 litres a minute to the terrace pump (Table 7 Note 6).

  5. Read the pump set

Rows with an underground tank name a pump set at that tank, from 1,620 to 2,850 litres a minute. Each set carries a 180 litre a minute jockey pump, and Note 22 asks one set per 100 hydrants, up to 2 sets.

  6. Check what your state applies

NBC 2016 was withdrawn on 30 April 2026 and the 2026 standard is voluntary, so a state applies these rows only as its own rules adopt them. Maharashtra has its own Schedule-I, which the calculator reads instead.

Maharashtra Schedule-I fire tank rows

Maharashtra's 2023 Schedule-I copies most national rows but changes a few: a hotel of 500 m² to 1,000 m² a floor needs a 20,000 litre terrace tank and no underground tank, and a warehouse under 1,000 m² needs a 50,000 litre underground tank and no terrace tank.

Rows for offices, factories, hospitals and halls were not proof-read, so the calculator says "ask us" for them in Maharashtra and shows the national row for comparison.

Fire tank capacity calculation: 7 worked buildings

Flamekite’s working from the official rules; no government publishes this figure.

Flamekite's arithmetic from the rows above, for buildings we describe. Each names the row it uses.

  1. Case 1

    A 20 m office block of 800 m² floors

Business (E), 6 floors, national model.

What applies The E row above 15 m to 24 m: 1,00,000 litres underground and 10,000 on the terrace, 1,10,000 litres in all, with a 2,280 litre a minute pump set, a wet riser, a yard hydrant and sprinklers. NBC 2016, Table 7

  2. Case 2

A 14 m hotel in Pune with 800 m² floors

    Hotel (A-5), no basement, Maharashtra.

What applies Schedule-I's 500 m² to 1,000 m² row: a 20,000 litre terrace tank and a 450 litre a minute terrace pump, no underground tank. Under NBC 2016 the same floors would need an underground tank of at least 50,000 litres. MH Act 2023 Schedule-I

  3. Case 3

    A 40 m apartment tower

    Flats (A-4), national model.

What applies The row above 35 m to 45 m: 75,000 litres underground and 5,000 on the terrace, with electric and diesel pumps of 2,280 litres a minute and a jockey. NBC 2016, Table 7

  4. Case 4

A 12 m nursing home with beds on 4 floors

Hospital (C-1), ground plus 3, plot under 1,000 m².

What applies The ground plus 2 or more, with beds row: 75,000 litres underground and 10,000 on the terrace, with 1,620 litre a minute electric and diesel pumps. NBC 2016, Part 4

  5. Case 5

    An 18 m school

    Educational (B), national model.

What applies The 15 m to 24 m row asks no underground tank: a 25,000 litre terrace tank and a 900 litre a minute terrace pump, with a down-comer. BIS, NBC 2016 Part 4

  6. Case 6

    A 400 m² single-storey godown

    Storage (H), 7 m.

What applies Over 250 m² on the ground floor only: 50,000 litres underground and 10,000 on the terrace. In Maharashtra the under 1,000 m² row asks the same 50,000 litres underground and no terrace tank. NBC 2016, Part 4

  7. Case 7

A 600 m² workshop of moderate hazard

    Factory (G-2), one floor, 8 m.

What applies The 500 m² to 1,000 m² row up to 15 m: a 50,000 litre terrace tank and a 900 litre a minute pump, with sprinklers and automatic detection. BIS, NBC 2016 Part 4

Where the table stops and what to do instead

The calculator gives a number only where a proof-read row holds the building. These are the cases where it does not, and the next step for each.

  • If The use is barred at that height

Table 7 Note 16 bars schools, halls and shops above 30 m, Note 20 bars storage at 15 m and above, and Notes 18 and 19 bar factories above 15 or 18 m. A taller building in those uses needs a change of use or a special approval. NBC 2016, Table 7

  • If A Maharashtra warehouse over 1,000 m²

Schedule-I sizes the water by design to IS 13039, IS 15105 and IS 15325 for the whole occupancy (Notes 18 and 21(a)), so there is no fixed figure to read. MH Act 2023 Schedule-I

  • If A building designed to NBCS 2026

The 2026 standard grades buildings by protection level and sizes the tank and pumps by hydraulic calculation. It is voluntary until a state adopts it. BIS, SP 7:2026

  • If A row Flamekite has not proof-read

The calculator says "ask us" instead of guessing. Send the building on the free fire NOC check and we read the row your state applies. NBC 2016, Part 4

  • If A height exactly on a band line

At 15 m, 24 m or 30 m the record's wording decides which row applies; the calculator flags it, and the fire service makes the final reading.

Questions about fire water tank capacity

How is fire water tank capacity calculated?

It is read, not calculated: NBC 2016 Part 4 Table 7 gives each occupancy and height band a fixed underground and terrace tank. You find your building's row by use, height and floor area, then add 5,000 litres on the terrace for a basement over 200 m² in the rows below 15 m.

What is the minimum fire water tank capacity for a building?

The smallest terrace tank in Table 7 is 5,000 litres, for flats and small hotels below 15 m and for shops of up to 500 m² in all. A clinic of up to ground plus 1 without beds, or a small low-hazard unit, needs a tank only if it has a basement over 200 m².

What fire tank capacity does a building of 15 m to 24 m need?

Offices and shops need 1,00,000 litres underground and 10,000 on the terrace; hotels, hospitals and halls 1,50,000 underground with 10,000 to 20,000 on the terrace. Flats up to 35 m and schools up to 24 m need only a 25,000 litre terrace tank.

How is fire pump capacity worked out?

The same Table 7 row names it. Terrace pumps run at 450 or 900 litres a minute; pump sets at an underground tank run at 1,620, 2,280 or 2,850 litres a minute, each with a 180 litre a minute jockey pump. Note 22 asks one set per 100 hydrants, up to 2 sets.

Does every state use the same fire tank capacity?

No. Maharashtra's Schedule-I of 2023 changes some rows, NBC 2016 was withdrawn on 30 April 2026, and the voluntary NBCS 2026 sizes tanks by hydraulic calculation. A state applies a table only as its own rules adopt it, so confirm with your fire service.

How much fire water does a five-star hotel need?

2,50,000 litres underground and 20,000 litres on the terrace at any height, with two electric pumps and a diesel pump of 2,850 litres a minute, under both NBC 2016 and Maharashtra's Schedule-I.
